More data is always better. When the data from a single jurisdiction is limited or simply isn’t available, we believe regional studies can be the solution for commercial properties and high-end homes difficult to value. By analyzing data from multiple jurisdictions, greater equity can be achieved across county lines.
Regional studies can be difficult to coordinate, and a certain amount of trust is required to ensure the information is consistent county to county. We will do a full review of all data to ensure property characteristics are listed appropriately. Once this is complete, we can begin to analyze these sales with information that has been “normalized” and produce fair and consistent results.
When information is limited, regional studies are the best way to limit the guess work that goes into valuing these properties. We can make valuing these difficult properties easier and more defendable.
